Buying a Home in Edmonton in 2026: What Buyers can negotiate.

Edmonton buyers may have more choice than they did a year ago. In September 2026, Greater Edmonton had 16.7% more inventory than in September 2025, while sales were 10.3% lower. That can create opportunities—but conditions still vary by neighbourhood, price range and property type. (stats.crea.ca)

What can buyers negotiate?

Depending on the home and the seller’s situation, buyers may be able to negotiate:

• Price: Compare the asking price with recent sales of similar homes nearby.

• Possession date: A flexible closing date may help meet the seller’s needs.

• Conditions: Financing, inspection and document-review conditions can provide important time to do due diligence.

• Included items or repairs: If the inspection identifies concerns, you may discuss repairs, a credit or an adjusted price.

There’s no guarantee a seller will agree. A home that is well-priced or attracts strong interest may still receive competitive offers.

Start with the home, not the headline

Market-wide numbers are useful context, but they don’t tell you what one particular property is worth. Check recent comparable sales, how long the home has been listed, any price changes, and whether similar properties are available nearby.

Market conditions can also differ by property type. In the third quarter of 2026, detached homes had 3.8 months of inventory, compared with 4.5 months for townhouses and row homes, and 5.4 months for apartments. (creastats.crea.ca)

Make a thoughtful offer

Before you offer, decide on your maximum price and which conditions matter to you. Ask your real estate professional to review comparable sales and help you understand the terms. Avoid waiving important protections without first understanding the risks.

A strong offer isn’t always the highest one. Clear terms, a suitable possession date and realistic conditions can also matter to a seller.

Edmonton home-buying checklist

• Get mortgage pre-approval and confirm your budget.

• Review comparable sales in the neighbourhood.

• Ask about the home’s condition, age and recent work.

• Understand each condition and deadline in your offer.

• Budget for closing costs, maintenance and unexpected repairs.

• Have the property and offer documents reviewed as appropriate.

The bottom line

Edmonton’s 2026 market data suggests buyers may have more options than last year, but negotiation depends on the specific property and competition for it. Do your homework, protect your interests and base your offer on current comparable sales—not just the list price.

Market figures above reflect September and third-quarter 2026 data. Conditions change; confirm current neighbourhood-level information before making an offer.

Edgemont Edmonton Real Estate Market Update: October 2026

The Edgemont real estate market in Edmonton recorded 13 firm sales in October 2026, unchanged from October last year. Buyers saw more new listings, while homes took longer to sell. The average sale price was $479,000, just below October 2025.

Edgemont market at a glance

• New listings: 23, up 21.05% year over year

• Firm sales: 13, unchanged year over year

• Average asking price: $565,000, up 16.38%

• Average sale price: $479,000, down 0.37% from $481,000

• Average days on market: 70, up from 36.0 a year earlier

• Average ask-to-sell ratio: 0.990, or about 99% of asking price

What the October numbers mean

More new listings gave Edgemont buyers additional choice in October. With 13 firm sales—matching last year’s total—homes took an average of 70 days to sell, compared with about 36 days in October 2025. That longer selling time suggests buyers may have more room to compare properties and consider their options.

The average sale price of $479,000 was nearly unchanged from a year ago, while the average asking price rose to $565,000. The average ask-to-sell ratio of 0.990 indicates that, overall, sale prices were close to asking prices. Individual results can still vary by property condition, location, price and presentation.

Edgemont real estate year to date

From January through October 2026, the report shows:

• 275 new listings, up 3.38% from 266 in the same period last year

• 162 firm sales, down 8.99% from 178

• Average sale price of $520,000, down 7.21% from $561,000

• Average asking price of $533,000, down 3.81% from $554,000

• 55.8 average days on market, up from 43.5

• Average ask-to-sell ratio of 0.986, compared with 0.992 last year

Overall, Edgemont’s year-to-date figures show fewer sales and longer selling times than in 2025, alongside lower average sale prices. October’s unchanged sales count and near-asking-price sale ratio offer a more stable snapshot for the month.

Buying or selling a home in Edgemont?

For buyers, the longer average selling time may make it worthwhile to review comparable homes and negotiate thoughtfully. Sellers can focus on accurate pricing, strong presentation and a marketing plan tailored to their property.

First-Time Home Buyer Guide: What to Know Before Making an Offer in Edmonton

Found a home you love? Before making an offer, take time to understand your budget, the property, and the terms you’re agreeing to. This first-time home buyer guide for Edmonton covers key steps to help you make an informed offer.

1. Set a home-buying budget

Getting pre-approved for a mortgage can help you understand your financing options. But the amount a lender may approve isn’t necessarily the amount you’ll feel comfortable spending.

When planning your budget, consider the full cost of owning a home, including mortgage payments, property taxes, utilities, insurance, maintenance, and—if applicable—condominium fees. Remember to account for your down payment and closing costs, too.

2. Compare the home—not just the price

The asking price is only one part of a home’s value. Consider the property’s condition, location, age, layout, and potential repair or renovation needs. Think about how it fits your day-to-day life and future plans.

An Edmonton real estate professional can help you assess a property in the context of the local market and identify details you may want to investigate further.

3. Understand conditions before you make an offer

An offer may include conditions that allow you time to complete important checks. Depending on the property and your situation, these may include a financing condition or a satisfactory home inspection.

Before signing, make sure you understand each condition, its deadline, and what happens if it isn’t met. The right terms depend on your circumstances; don’t waive a condition unless you understand the potential risks.

4. Prepare for closing costs

Your down payment isn’t the only expense to plan for when buying a home in Edmonton. You may also need to budget for legal services, a home inspection, title-related costs, property-tax adjustments, insurance, and moving expenses.

Ask your mortgage professional and lawyer for an estimate of the costs that apply to your purchase. Planning ahead can help reduce surprises as possession day approaches.

5. Review every detail of the offer

Before signing, carefully review the purchase price, deposit, possession date, included items, conditions, and deadlines. If anything is unclear, ask before you agree to the terms.

Your real estate professional can explain the offer process, while your lawyer can advise you on legal documents and obligations.

6. Decide your limits before negotiating

It can be tempting to stretch your budget when you’re competing for a home. Decide what you’re comfortable offering before negotiations begin, and keep your priorities in view. The goal isn’t just to secure the property—it’s to make a purchase you can feel confident about afterward.

Ready to make an offer on a home in Edmonton?

Buying your first home is a major step. With a clear budget, a careful review of the property, and guidance from the right professionals, you can approach your offer with greater confidence.

Buying a Condo in Edmonton in 2026: What Buyers Should Know

Looking for an Edmonton condo? Compare more than the asking price. The building’s finances, maintenance history, condo fees and bylaws can all affect the true cost of ownership.

In the third quarter of 2026, Edmonton’s median apartment-unit sale price was $190,000, down 1.6% from the same quarter in 2025. That’s useful context, but prices vary by location, building, size and condition—so treat the citywide figure as a starting point, not a price guide for a specific condo. (creastats.crea.ca)

1. Set a budget beyond the purchase price

Before you start viewing condos, work out what you can comfortably afford each month. Include your mortgage payment, property taxes, utilities, insurance and condo fees. Check what the fees cover: services and utilities can differ from one building to another.

Also leave room in your budget for repairs, moving costs and possible changes to condo fees. A lower listing price doesn’t always mean lower overall costs.

2. Look closely at the building—not just the unit

A well-presented suite can distract from issues elsewhere in the building. During a viewing, pay attention to common areas, parking, storage, elevators and the general state of maintenance. Ask about recent repairs and planned work, and arrange a professional home inspection where appropriate.

Consider how the building fits your day-to-day life, too. Think about your commute, transit, nearby services, noise, parking and whether the location suits your plans for the next few years.

3. Review the condo documents

Condo documents can help you understand how the corporation is managed and what expenses or rules may affect owners. Depending on the property, documents may include bylaws, financial statements, budgets, meeting minutes, insurance information and reserve fund records. Alberta provides information and resources for prospective condominium purchasers. (alberta.ca)

Pay particular attention to:

• Reserve fund study and plan: These relate to major repairs and replacements to common property. Alberta requires condominium corporations to maintain a reserve fund for this purpose. (alberta.ca)

• Financial statements and budget: Look at the corporation’s financial position, expected expenses and plans for funding future work.

• Meeting minutes: These may mention recurring maintenance concerns, planned projects or owner discussions about the building.

• Bylaws and rules: Confirm that the rules work for you, including any policies about pets, rentals, parking or renovations.

Condo documents can be technical. Consider having a qualified condominium document reviewer or lawyer explain anything you don’t understand before you commit. Alberta’s guidance notes that buyers may choose professional help reviewing condominium documents. (alberta.ca)

4. Understand condo fees and special assessments

Condo fees help pay for the corporation’s expenses, but the amount alone doesn’t tell you whether a building is well managed. Compare what each fee covers and review the corporation’s budget and reserve fund plan.

Ask whether there are known or anticipated special assessments—additional amounts owners may be asked to pay for expenses the corporation’s regular budget or reserve fund does not cover. A document review can help you understand whether major work or financial concerns have been discussed.

5. Make an informed offer

Before making an offer, decide what matters most: location, monthly costs, parking, storage, building amenities or flexibility to rent the unit. Your offer terms and conditions should reflect your situation. Ask your real estate professional and lawyer about appropriate conditions, deadlines and document-review options before signing.

Edmonton condo buying checklist

Before you buy, make sure you have:

• Compared the full monthly cost—not just the listing price

• Checked what condo fees include

• Reviewed the reserve fund study and plan

• Looked at budgets, financial statements and meeting minutes

• Read the bylaws and rules

• Asked about planned repairs or special assessments

• Considered a home inspection and professional document review

• Confirmed that the location and building suit your needs

Find the right Edmonton condo for you

The right condo is more than a great-looking unit at a compelling price. It’s a home that fits your budget, lifestyle and comfort with the building’s condition and finances. Take time to compare properties and understand the documents before you buy.

Edgemont Edmonton K-9 School: What Families and Homebuyers Should Know

Edgemont is growing, and a new K–9 school is planned for the west Edmonton community. For families considering a move, the Edgemont Edmonton school is one of several local developments worth following as you explore homes, amenities and neighbourhood plans.

Where is the new Edgemont school being built?

The planned Edmonton Public Schools K–9 school is located at 8665 Edgemont Link NW, near Edgemont Community Park. The project is listed as being in construction, and the school is designed for kindergarten to Grade 9. Edmonton Public Schools currently projects an opening in fall 2028. (epsb.ca)

Construction timelines can change, so families should check the school division’s project page for the latest updates before making plans around a specific opening date.

What could the school mean for Edgemont families?

A neighbourhood K–9 school may make school-day routines more convenient for some local families and add another community gathering place as Edgemont develops. Its location beside the park also puts it among the neighbourhood amenities buyers may want to consider when comparing homes in west Edmonton.

School attendance boundaries and enrolment details matter: living nearby does not automatically confirm which school a student will attend. Families should verify current information with Edmonton Public Schools.

Buying a home in Edgemont, Edmonton

When you’re searching for Edgemont homes for sale, look beyond the listing itself. Consider your commute, parks and pathways, nearby services, the school options that fit your family, and how planned projects may affect your day-to-day life.

A local real estate agent familiar with Edgemont real estate can help you compare properties and understand the neighbourhood—but school plans and future development should be treated as factors to investigate, not promises about home values or resale results.

Frequently asked questions

When is the Edgemont K–9 school expected to open?
Edmonton Public Schools currently lists a projected opening of fall 2028. Check the division’s website for updates, since schedules may change. (epsb.ca)

Where is the Edgemont school site?
The school site is at 8665 Edgemont Link NW, beside Edgemont Community Park. (edmonton.ca)

Will every Edgemont home be in the new school’s attendance area?
Not necessarily. Confirm attendance-area information directly with Edmonton Public Schools.

Is Fall 2026 a Good Time to Buy a Home in Edmonton?

If you’re considering buying a home in Edmonton this fall, the market may offer more choice than it did a year ago—but that doesn’t mean every buyer will find a bargain. The right time to buy depends on your budget, the type of home you want and how long you plan to stay.

What’s happening in Edmonton’s housing market?

In September 2026, the Greater Edmonton Area recorded 1,959 home sales, down 10.3% from September 2025. New listings were up 11.3% year over year, and inventory was 16.7% higher. The average selling price across residential property types was $466,080, up 2.9% year over year, while the composite benchmark price was $423,100, down 0.3%. These figures cover the Greater Edmonton Area, not Edmonton alone. (realtorsofedmonton.com)

Taken together, the numbers point to a market with more listings to consider and slower sales activity. But prices and competition vary by property type, neighbourhood and individual home, so citywide statistics are only a starting point.

What buyers may gain this fall

More selection: With inventory higher than a year ago, you may have more homes to compare. That can make it easier to weigh location, condition and price rather than rushing toward the first suitable listing.

Room for careful negotiation: Slower sales can create opportunities to discuss price, possession dates or conditions with a seller. Negotiating power depends on the property, its time on the market and competing offers—there’s no guarantee every seller will be flexible.

Time to assess the fit: If you’re not facing a tight deadline, you can compare monthly costs, inspect the property and review relevant documents before committing.

Why buying still takes careful planning

More listings don’t automatically make a home affordable. Your total cost includes more than the purchase price: consider your mortgage, property taxes, insurance, utilities, maintenance and—if you’re buying a condo—condo fees.

Prices also differ by home type. In September, the average detached-home price was $569,820, the average row or townhouse price was $289,640, and apartment condominiums averaged $208,672. Each category moved differently year over year, so compare like with like rather than relying on the overall average. (realtorsofedmonton.com)

How to decide if fall is the right time for you

Ask yourself:

• Does the monthly payment fit your budget, including a cushion for unexpected costs?

• Do you expect to stay in the home long enough to make buying worthwhile for your situation?

• Have you compared similar homes in your preferred neighbourhoods?

• Are you prepared for the costs of maintenance, moving and closing?

• If you’re buying a condo, have you reviewed the building’s finances, reserve fund information, bylaws and meeting records?

If your finances are ready and you find a home that suits your needs at a price you can manage, a slower market may give you more options and time to make a considered decision. If you need to stretch your budget or haven’t settled on what you need, waiting and preparing may be the wiser move.

Tips for Edmonton home buyers this fall

1. Get pre-approved. Know your comfortable budget and ask your lender how changes in rates or borrowing costs could affect your payment.

2. Compare recent sales. Focus on homes with similar size, condition and location—not just current asking prices.

3. Look beyond the photos. Consider the property’s condition, future maintenance, commute and neighbourhood features.

4. Use offer conditions thoughtfully. Discuss financing, inspection and other suitable conditions with your real estate professional before making an offer.

5. Review condo documents early. For a condo purchase, understand the corporation’s finances, rules and planned work before you commit.

Is fall 2026 a good time to buy in Edmonton?

It can be a good time if you’re financially prepared, have a clear idea of what you need and find a home that works for your budget. September’s data suggests more inventory and slower sales, but it doesn’t make every home a buyer’s opportunity. Make your decision based on the specific property and your plans—not the season alone.

Thinking about buying in Edmonton? Contact Stacy to discuss your budget, preferred neighbourhoods and current listings.

Market figures in this article are for September 2026 and the Greater Edmonton Area. Conditions change, and averages may not reflect the value or competition for a specific property.

Edgemont Edmonton Real Estate Market Update: September 2026

September brought a noticeable shift in Edgemont’s real estate market, with fewer homes entering the market and fewer properties selling compared with previous years.

There were 25 new listings in September 2026, down from 35 in September 2025—a 28% decrease. Total sales also declined, with 10 homes sold in September 2026, compared with 16 in 2025, 18 in 2024, and 16 in 2023.

The average sale price was $551,000 in September 2026. While this was lower than September 2025’s average of $861,000, it was higher than the averages recorded in September 2024 and September 2023.

These numbers suggest a more measured market, with reduced activity on both the buying and selling sides. For homeowners, changing market conditions make accurate pricing and a thoughtful marketing strategy especially important. Buyers may find opportunities in a market with less competition, but should still be prepared to act when the right property becomes available.

If you’re wondering what your Edgemont home could be worth, I’d be happy to provide a free market evaluation and help you understand how current conditions may affect your real estate plans.
